1 Free Initial Consultation
We start with getting a deep understanding of the client’s goals, financial position, current circumstances, your income, your expenditures, how much you want your passive income to be in the future, your time frame, your risk profile and any future planning. This is done via the completion of a online fact find. After that is completed and reviewed by your Qualified Property Investment Adviser we will then have a Free Initial Consultation with the client.
2 Finance Meeting
Building a property portfolio is a game of finance, you need to make sure your finances are set up correctly to support your ambition. Your Qualified Property Investment Adviser will work with the client’s investment savvy mortgage broker or our recommended broker to create a mortgage strategy plan and uncover what the clients current borrowing capacity is for their next purchase. Essentially, we need to think two or three properties in advance and reverse engineer that to structure your loan right. The client will also need to supply their 2 most recent payslips and online fact find information to the broker. Whether you are buying your first investment property, or already have a few under your belt, the loan process and dealing with banks can be stressful and confusing. Our recommended brokers are there to make this process simple and easy as possible, allowing you to focus on more important things.
3 Engage Us
Once we are clear that we can help improve our client’s financial position and if you chose to work with us and wish to proceed with having a plan built for you, the next step is to engage us in writing so we can move forward with this fee for service package.
4 Strategy Meeting
We move on to an Initial Strategy Meeting where with the clients, we:
Dig deeper into your current circumstances, your income, your expenditures, how much you want your passive income to be in the future, your time frame your risk profile if you plan on having some big upcoming expenses for example , wedding, birth of a child, major renovations or holidays.
We then embark on plan development and analyse what property investment strategy would fit the clients best, along with the goals they have in mind.
5 Customised Plan Design
Then our property strategist will design a fully customised tailored plan for your short & long-term goals after doing the appropriate research on your current situation and property portfolio planning. This is a realistic plan geared toward your priorities, your most important goals and help you weigh the decisions along the way that can strengthen your plan and address the potential risks.
6 Plan Presentation and Roll Out
This preparation and research phase takes time. After a few weeks you will be presented with your online Property Portfolio Plan and this will show you what’s working, what’s not, what’s possible for your financially and what you may have to change to get where you hope to be financially. We then finalise strategy & give the client access to view their online Property Portfolio Plan. This will be reviewed one final time by our client. This is followed by a plan meeting with the adviser to ensure that the client is fully across their strategy and begin implementation.
7 Portfolio Review and Ongoing Mentoring
What is the use of a plan if it isn’t monitored? Of course, as with life changes, the plan will be refined if/or when required. The benefit of the plan is we also give you life time online access to the platform that helps engineer your property strategy so that you can easily make changes if your circumstances change. Depending on the recommendations in your Property Plan you may need to make some adjustments over time to your household income, original plans, your portfolio or your debt structure. This is all easily do able via the platform.
