Generally, as a company, we stay from off the plan and house and land packages. However, we do look at this on a case by case basis. If we think it might actually tick all the boxes then we would be more than happy to buy the property for you. But, if based on our research and due diligence work, we felt that there is a better opportunity elsewhere we would let you know.

That’s right… anyone can buy a property. We find out about terrible purchases all the time and sometimes we have to patch up bad mistakes people make, or worse still – just deliver them the bad news after their mistake has been realised. The biggest mistake anyone can make in property is losing hundreds of thousands of dollars. Why not talk to a professional and see what help they can offer? After all, when we search through properties, we reject just over 98% of them. Would an inexperienced person know which ones to reject? We intimately know so many pockets in the market. To compound that, we deal with agents around the clock and we negotiate every day. Not many people have this level of skill and experience in residential property.
The answer differs depending on whether you’re buying a property to live in or to invest in. If you’re an owner-occupier – no, buyer’s agent fees are not tax deductible. If you’re buying for property investment, these fees are not directly deductible but may form part of the cost base for capital gains purposes, indirectly reducing your tax obligations by reducing the capital gains tax you pay when you dispose of the property.
Our standard buyer's agent agreement is for six months.
At least weekly but usually more. You're welcome to call us to speak anytime regarding your purchase.
If there is a significant change of buying criteria e.g. significant change of location, change of property type from houses to units – such that the analysis, research and inspections will need to be redone then we may need to cancel this agreement and propose a new agreement for the revised buying criteria.
Once the work has commenced your engagement fee is non-refundable. Please note, however, if you wish to cancel but little to no work has been conducted we will have no problem refunding your engagement fee
In our initial conversations about budget and requirements we will tell you if we don't think we can find what you are looking for.
Once you have signed an agreement with us as your buyer’s agent you will be responsible for paying our full commission if you were to purchase any property during the agreement or any property purchased after the agreement timeframe if the property was presented by us.
We offer different levels of service which may suit. If your requirements are outside of these service levels, feel free to discuss this with us.
We’d recommend that you be clear about your purchasing entity – e.g. are you buying the property in your own name, a trust, company or self-managed superannuation fund? This will need to be known and the entity setup before you can purchase a property.
We also recommend that you have a clear idea on borrowing capacity and a pre-approval in place or underway. Often you can commence our sign up process and suburb research whilst organising your finance pre-approval. If you would like a referral to a mortgage broker, please don’t hesitate to contact us.
